Injective tokenizes over $1B in real estate mortgages as Pineapple Financial scales blockchain migration

A Canadian mortgage lender just quietly turned Injective into the largest blockchain for tokenized real estate. Pineapple Financial, listed on the NYSE American under the ticker PAPL, has now migrated more than $1 billion worth of residential mortgage records onto the Injective blockchain, giving the layer-1 network a commanding position in one of crypto’s most closely watched categories.

The total number of on-chain mortgage records has reached 2,079, up from 1,259 when the project first launched in December 2025. That’s a 65% increase in record count over roughly nine months, and the dollar value of the PAPL0 asset sitting on-chain has climbed to approximately $1.1 billion.

What’s actually on-chain

These aren’t tokenized securities or fractional ownership stakes in individual properties. Each mortgage record is a detailed digital representation of the original loan file, packed with more than 500 data points designed for verification and risk analysis. The existing legal and servicing frameworks for each mortgage remain completely intact. No new securities are being created.

The bigger picture for Injective and RWAs

Pineapple’s contribution represents the single largest entry in the tokenized real estate category on the Injective blockchain. Across all chains, total tokenized real estate, including mortgage portfolios like Pineapple’s, sits at roughly $1.34 billion. That means Pineapple alone accounts for the vast majority of the entire category’s value.

The broader tokenized real-world asset market has grown to approximately $38.8 billion. Real estate remains a relatively small slice of that pie, dwarfed by tokenized treasuries and credit products.

Pineapple has disclosed plans to eventually migrate its entire historical portfolio onto the blockchain. That portfolio includes more than 29,000 funded mortgages valued at upwards of $10 billion. To further cement the relationship, Pineapple holds a treasury position of around $100 million in INJ tokens, the native cryptocurrency of the Injective platform.

Injective’s institutional play

In August 2026, Injective secured SEC registration as a transfer agent, a credential that significantly bolsters its credibility with financial institutions looking to tokenize assets within a regulated framework. Transfer agent registration means Injective can officially maintain records of security ownership, process transfers, and handle related administrative functions under SEC oversight.

The PAPL0 asset’s market cap appreciation of roughly 48% over the past nine months also tells a story about market confidence.

The risk worth watching is concentration. Injective’s RWA credentials currently rest heavily on a single issuer. If Pineapple’s migration stalls, or if the underlying mortgage portfolio faces credit deterioration, the network’s RWA narrative could face headwinds.
